Lessee's obligations
The lessee must pay and keep current, from the inception of the contract until the transfer of the property, all obligations applicable to the home such as licenses, permits, insurance or any other type of expense, particularly those associated with:
Property Tax
In accordance with the tax calendar dates for each taxable year.
Valorization
As determined by the municipality for each taxable year
Administration Fees
Monthly, if the property is subject to charges
Public Services
Monthly, or as the ESPs may determine
Submit proof of payment
taxes, Property Valuation, and Horizontal Property Administration — to the FNA
Timely execution
regarding the transfer of the property
Importante
Submit payment receipts to the provider designated by the Fondo Nacional del Ahorro for monitoring and proper follow-up.
Procedures associated with the leasing contract, subject to prior authorization from the Fondo Nacional del Ahorro
Sublease Request (Applies only to non-family modality)
- Person designated by the lessee and authorized by the FNA for the use and enjoyment of the property subject to leasing.
- Request signed by the lessee. Form FC-AL-FO-009 Documents for sublease request of Leasing Habitacional property
- Assess feasibility.
- Contractual responsibilities remain with the lessee.


Request for Improvements to the Property
- Structural: When the volumetry, built covered area, facade or the structural design of the property is affected.
- Request and submission of supporting documents.
- Technical feasibility assessment.
- Construction license procedures.
- Non-Structural: Maintenance repair (painting, flooring replacement, tiling, faucets, roofs, etc.)
- Request and feasibility assessment.
